Search Engine Optimization for a Luxury Brand

Their primary focus is on luxury homes and estate properties and they’re management team is very particular about the look and feel of any of their affiliated offices worldwide.Owner, John Turchin and Broker Derek Rowley came to AppNet after numerous, back-to-back “web design failures” (their words, not ours).
Mountain Sotheby’s International Realty is your source for luxury real estate in the Blue Ridge Mountains. The office is centrally located in Banner Elk, North Carolina giving their agents access to many areas throughout the Appalachian Mountains.
We’re Great with Search Engine Optimization “Complications”
When it comes to ranking websites on the search engines, it’s similar to an old axiom in the real estate industry. In real estate it’s all about location, location, location. As that applies to real estate websites – it is all about content, content, content.
So when John and Derek came to us with their ideas about dominating markets in NUMEROUS counties and across three different boards of real estate (IDX coverage areas), we met the challenge by not only incorporating all of their listings and their competitors listings into an easily navigable website – we did so with a “search engine optimization twist”.
The first step was to take all of the tens of thousands of properties across multiple IDX databases and get them into one management database and have those properties display on the website in an intuitive manner.
That part is nothing new, as we and other developers have been accomplishing that bit of programming for over a decade. The “twist” a solution to the management of those listings in terms of SEO. Imagine the time-consuming and arduous task of potentially trying to create search engine friendly META TITLES for 50,000 property listings!
We did our best impression of Chubby Checker of “Let’s Do the Twist” fame and added a “Smart MLS” brain that in the simplest of terms “automatically coded every listing with a search term that matches the listing with searches that potential home buyers are doing”.
In this case, we were tasked with a specific goal – to make the website found in the top results for anything to do with “North Carolina Mountains”, or “Mountains” and “Luxury Homes” or “Real Estate” and as you can see in the image to the right – mission accomplished.
The properties will continue to build traction for more and more search term rankings…and rankings = traffic and traffic = leads when it comes to real estate.
